Buyer What   is   it?   You   want   to   buy   a   home,   but   you   can’t   get   a   home   loan.   So   you’re   stuck   paying   rent   every   month;   money   you’ll   never   see again.   Maybe   you   have   a   credit   problem   caused   by,   divorce,   recent   job   change,   or   a   home   you   have   to   sell   before   you   can   buy.   We   help people   purchase   a   home   even   when   the   bank   says   “no”.   Our   goal   is   to   get   you   qualified   for   a   home   loan.   You   actually   move   into   the   home you’re buying and pay rent like a tenant until you can get the home loan. It works something like this. First   you   give   us   some   information   about   your   situation.   We   verify   the   information   to   make   sure   there   is   nothing   that   would   prevent   you from   participating   in   the   process.   If   it   looks   like   the   problem   you   have   is   fixable,   we   enroll   l   you   in   the   program,   and   immediately   start working   with   you   on   the   fix.   At   the   same   time,   we   work   together   to   find   a   home   you   want   to   purchase.   If   everything   looks   good,   you   pay an   option   fee   (which   counts   100%   towards   your   purchase)   and   the   first   month’s   rent,   and   move   into   the   home   you   are   buying.   Meanwhile you   dedicate   yourself   to   paying   your   rent   and   and   other   bills   on   time   in   full,   while   continuing   to   work   on   fixing   the   problem   that   brought you   here   in   the   first   place.   When   you   reach   the   point   that   you   can   get   the   home   loan,   you   complete   the   purchase   and   say   goodbye   to renting. And, best of all you don’t have to move. You’re already home! And, we all live happily ever after. The end. Now, how simple was that? I know, I know; details, details. Don’t worry. We guide you through the whole process from beginning to end. Every situation is different, but, if you’re serious about owning your home (and do what you have to do), you will. So, when are you going to get started? How about now? Seller So,   you’re   trying   to   sell   your   home.   It   won’t   sell.   It’s   holding   up   your   plans.   Or   worse,   you   already   moved   and   you’re   covering   two   house payments.   What’s   the   problem?   Not   enough   buyers   out   there   to   go   around?   At   least   you   haven’t   seen   one.   It   turns   out   that   there   are   a lot   of   folks   that   do   want   to   buy,   but   they   can’t   get   a   loan.   First   the   banks   were   too   lax,   and   everybody   got   a   loan.   Now   they’re   so   strict, fewer   people   can   get   financing.   In   many   cases   these   would-be   buyers   have   some   little   blemish   on   their   record   preventing   them   from qualifying,   and   they   just   need   some   time   to   repair   that   problem.   This   sounds   promising.   Now   we   have   a   home   owner   wanting   to   sell,   and a   buyer   wanting   to   buy.   So   we   blew   the   dust   off   an   old   strategy,   added   some   improvements,   and   created   a   seller/buyer   rescue   program called   ‘rent-to-own’.   It’s   not   for   everybody.   Some   sellers   and   buyers   don’t   qualify   for   our   program,   but   for   those   that   do   qualify,   it   gets   the job done. It goes something like this. You   share   information   with   us   about   the   home   and   the   status   of   any   liens   on   it.   If   the   information   meets   our   requirements,   we   list   your home   at   our   low   fixed   fee,   and   begin   marketing   your   home   to   pre-screened   buyers   as   a   rent-to-own   possibility   (while   also   looking   for   a regular   buyer).   When   we   find   a   buyer   that   you   accept,   they   move   in   and   pay   rent,   while   they   work   on   cleaning   up   that   blemish,   so   that they   can   get   that   loan   and   complete   the   purchase   with   you.   Keep   in   mind   that   this   is   not   a   tenant   moving   in   to   your   home.   It’s   a   buyer with   a   longer   than   usual   settlement   date,   who   covers   your   home   expenses.   It’s   an   unusual   approach.   That’s   why   you’re   here,   isn’t   it; because conventional attempts aren’t working.
